1 – If you set your eyes on the prize, you can achieve anything
Josie made a lot of mistakes in the past. She took out a personal loan to party. She took a loan from her 401(k) to buy a property. Her lifestyle was inflated after she started making more money.
And yet, she’s still financially independent and living her best life with her husband in the Bahamas. There’s always time to make up for past mistakes. Set a goal and do everything you can to get to it.
2 – Embrace being uncomfortable
Josie thrives in uncomfortable situations. She walked up to a stranger and got a date out of it. She then met said stranger weeks later in Hawaii on a whim. That stranger became her husband. Then they bought a property to turn into a rental. Then they bought more.
Then they decided to sail around the world…. and bought a sailboat, which they then learned how to operate.
Josie and her husband don’t wait for life to be perfect before they try something. Instead, they go and make things happen, even if there’s discomfort involved.
Have you ever heard the saying “Growth happens outside your comfort zone”? Josie and her husband are the living embodiment of that saying.
3 – Find something to make you stand out
When it came time to move out of a property, Josie and her husband were a little nervous they’d have trouble finding renters as they put it up for a bit more than surrounding properties.
Instead, they were shocked when a bidding war broke out between two parties for the house.
Why did they have people fighting to get in the property, instead of fighting to fill it? They had a couple of custom built pieces in the house people went CRAZY for! Josie learned a valuable lesson that day. Being recognized and standing out in a crowd is the way to go. If you’re having troubles standing out, think of what other people are doing and then add your own unique twist.
4 – Being a good person goes a long way
Josie has been a traditional and non-traditional landlord for over 5 years and she’s never had to evict someone. Her tenants are polite, take care of the place like it’s theirs and leaves them in better condition than when they moved in.
How does she do it? What’s her secret?
Being a good person. Being nice. Being genuine. All of these traits go a loooooonnnggggggg way with people. She asks about their lives and makes a mental note to ask about special dates. Gwen has found this approach works with her tenants as well. She bought her tenants a $25 gift card to Aldi for Christmas and got unwavering dedication and loyalty from them.
